Deposit Policy

Once the dates and rate are agreed, a 50% deposit is requested and our Terms and Conditions are sent out. When deposit payment is made by the guest, this shows acceptance of our full Terms.  The balance of 50% is paid 2 months ahead of arrival.

In the event of general cancellations made within 60 days of the date of arrival the charge will be 50% or the guest dates can be moved up to 6 months later (subject to availability and seasonal price changes), while for those cancellations made less than 30 days before 3pm on the day of the arrival, we will charge 100%.


Covid Cancellations

- In the event of a national lockdown preventing occupation of the property or travel to the property on the dates of booking, we will organise a full refund. Likewise, should the lead guest or our property is in a restricted Tier that prevents occupation of the property or travel to the property we will organise a full refund.

- In the event of the Tier system being "best practice" rather than established in law, we will expect guests to honour their booking.

- In the event of the lead guest or guests having to self isolate or becoming ill with covid or other illness in the 14 days prior to arrival, this will no longer be grounds for "cancellation or postponement". 


Guests are expected to have taken out their own travel insurance to protect against covid cancellations or other known risks.


All other straightforward cancellation policy wording can be found in our Terms and Conditions when booking direct with us.


We hope we have been as accommodating as possible for new and future bookings, however we strongly advise guests to take out their own travel insurance to protect themselves against their costs for an unexpected cancellation including for illness due to covid.

We welcome children so please contact us with details of children (and their ages) intending to be included and we can advise the best arrangements and locations for comfortable sleeping and dining for maximum enjoyment by all parties. and can accommodate up to five camp beds across the existing nine bedrooms at a nominal charge for the weekend. We also have a travel cot and high chair for complementary use for a babe in arms. Stair gates can be easily installed on request in appropriate areas. 


Please note there are stairs and some sharp corners inside the guest accommodation and exterior outbuildings and uneven surfaces outside on the lawn and gravel. Parents must never leave young children unattended outside or inside at Westbrook Court.


There is an array of activities for children at Westbrook. Underneath the magical Willow tree, it’s a perfect natural den and shady spot for eager tree climbers and tea parties. We have a toy box in the red brick barn that holds lawn games for little ones and a Summer paddling pool if requested in advance. Please report any breakages or damages so these can be replaced for new guests.


Dogs Welcome at the Holiday Home


We are able to host up to four dogs (with their owners) only on prior request at a cost of £20 per dog per stay, which you can add to your booking as an additional extra. 


Dog requests


House- trained dogs are welcome throughout the downstairs areas of the accommodation but must not be allowed upstairs in any areas of the accommodation. There are sleeping areas for dogs in the boot room or downstairs in the guest suites.


Dogs must be on leads or tethers outside near the livestock in adjacent fields.  Failure to keep your dog under control around the sheep or cows in adjacent fields will result in action taken by local farmers.


Please pick up any mess – even in fields as there are sheep and often barefoot children picnicking or foraging. 


We ask guests not to leave dogs unaccompanied or unattended anywhere inside or out at Westbrook Court and please note that guests are responsible for any damage that their dog may cause to people or property or livestock. 


There are fields nearby for dog walks and we can show you where (although some fields may have livestock at anytime of year) plus we have tips and hints on other country walks and dog friendly places to eat nearby.

Please read the booking conditions below prior to sending your request through. These are incorporated into the contract that you agree to when you book at Westbrook Court.


Our covid deep cleaning process means our check-in time is at  4.30 pm on the day of arrival and our covid check-out time is by 10.00 am. Key access is by key safe only and a full house manual (touch free) is emailed to guests ahead of their arrival. 


There is free wifi throughout the house and guest annexe, which can also be picked up in most areas outside near the house and courtyard. The codes are supplied on arrival.


Absolutely no smoking anywhere inside the house, the annexe, the barns or in the hot tub. Ashtrays are kept near the red doggy do bin in the car park – please collect these up and empty these in the bin when you vacate the property.


Supermarket deliveries must arrive after 4.30 pm on day of arrival as access cannot be guaranteed till then. 


Our prices include cleaning products, single use soaps in each bathroom, one bath sheet per person with hand towel and bath mat in bathrooms, king size bedding on the made up beds and crockery for 20 plus with and ample cooking implements for group dining and access to all facilities


We have furnished and decorated the house with original art and quality furnishings, so please take care of the house as you would your own. We waive breakages or damage up to £50 so please report any breakages or special cleaning required so these items can be replaced or undertaken in time for new guests. 


Wood burning Hot Tub - please book this free extra in advance whatever time of year your booking is. This will  ensure a fresh tank of water for a new group and the hot tub will be left with a ready to light stove plus spare wood kit for guest to start and monitor. Please bring your own outside towels from home. Guests should note that the warming up time is around 3 hours to reach optimum 36 degree C temperature. Separate hot tub requests are in the guest pack on arrival eg no glass or excessive alcohol use, no sun cream or fake tan allowed. 


In order to keep housekeeping costs down, and therefore overall prices competitive for all guests, the property must be left in the same condition in a cleaned and tidy condition, with all rubbish bagged up and put into the right wheelie bin and recycling taken with you. All dishes must be washed and replaced in their original location, all towels left in the laundry tubs in the utility. Bed linen will need bagging up to reduce covid risk to the housekeeping team.  All garden furniture should be left in their original location and toys/games packed away. 


Breakages or damages over £50 will be honoured by the guest who booked in the first instance so please take out travel/damage insurance in the event of unfortunate accidents. A security deposit of £250 is taken at the time of booking, which will be returned within 7 days of check out if the property has been left cleared, cleaned and in the same condition.
